Payment & timing
Under $2,000, paid in full before work starts. $2,000 and over, half to start and the rest before the final files and links go out. No net terms.
Dates are quoted per project, with no public delivery guarantee. The plan check is answered within 2 business days.

How does the $200 plan check work?
I check the drawing, permission and agreed scope, recording how I read the plan and what remains unknown. Its price comes off the agreed job once; it is part of your start payment.

What does a Custom Home Preview cost?
Prices in USD: a $200 plan check credited to the job. Selections preview: $1,250 for 1 room, 2 finish options and 4 photoreal stills; $1,900 for 2 rooms, 2–3 finish options and 6 photoreal stills; $800 per extra room. Does the plan check cost extra?
The $200 plan check is credited once to the agreed preview total. It is the first step in checking your drawing and its assumptions, rather than a second charge on top of the preview price.
What if I want more changes?
Changes after the included round, per room: wall color $95; cabinet color $125; flooring $175; counters $175; tile $195; see 3 options side by side $295; exterior colors and siding $395; furniture layout $225; live guided walk $150. Minimum change order $150. Changes are quoted and paid before the work. One comment list per round.
