See the home your plan is becoming.
A custom-build preview turns your agreed home plan into rooms you can picture before construction. Your chosen cabinets, counters, flooring and furniture are shown together, with assumptions labeled. It is useful when drawings and individual samples do not answer a decision you need to make with your builder.
When is the most useful time for a preview?
Start after you have a usable plan and before the relevant selections or orders are locked. Tell me which decisions are open and their deadlines. I check scope and availability before promising a date.
What information makes a useful preview?
Start with the current floor plan, readable dimensions, ceiling heights and any available elevations. Add the finishes you have chosen and measurements for furniture you want represented. Missing details stay labeled as assumptions for your approval.
Use plans you own or have written permission to use for this preview. Manufactured and modular home plans require the manufacturer’s written permission for the exact drawing, options and intended processing.
How should I share it with my builder?
Use one dated plan version and a Selections Sheet. Note the room, the choice and any unconfirmed detail. Your builder or designer must approve changes through the normal written process; the picture is a discussion aid.
A preview helps you discuss choices. Approved building documents, physical samples and site measurements govern construction, color and fit. It does not approve a design, confirm code compliance or guarantee savings.
What if the plan changes?
The responsible designer supplies the revised drawing. We check what changed and agree the scope before further work. Changes after the included round, per room: wall color $95; cabinet color $125; flooring $175; counters $175; tile $195; see 3 options side by side $295; exterior colors and siding $395; furniture layout $225; live guided walk $150. Minimum change order $150. Changes are quoted and paid before the work. One comment list per round.
What else should you know?
Do you design the home?
No. I visualize the plan supplied by you and your responsible team. They remain responsible for design, feasibility, permits, final dimensions and construction.
What would you like to see more clearly?
Start with your plan and the decisions ahead.
Conceptual preview only. Not for construction or measurement.
